Partnership with attorney investor

Since the owner passed away, I need affidavits for everyone. I am going to contact the attorney investor and maybe see if he is willing to partner with me, and do research on the affidavits. Should I just wait until it goes to auction? Anything else you think I’ve missed, please share. Thank you for sharing your thoughts.
